North of the 101, communities like Grayhawk, DC Ranch, Troon, and Silverleaf climb from around $1M into the $5M-$15M+ tier, where golf memberships, guard gates, and view lots drive pricing more than square footage does.

Here is the honest read on 2026. Citywide median sale prices have been reported roughly in the $830K to $1.05M range depending on the source and the month, and appreciation has cooled to low single digits after the double-digit years of 2020-2022. Inventory is up roughly 25-30% year over year, active listings have been running in the low 2,000s, and median days on market has stretched into the 60-80+ day range. One mid-2026 report put the share of active listings taking at least one price cut before going under contract near three quarters. Supply figures conflict between sources, so I hedge, but the direction is consistent: this is a balanced-to-buyer-leaning market, and buyers who are patient have negotiating room they have not had in years. Sellers can still do well, but pricing at last year's comps and waiting is how homes sit for 90 days.

Who Scottsdale suits: buyers who want resort amenities, golf course communities, strong resale demand, and a walkable dining scene in Old Town. The trade-offs are real. Much of North Scottsdale sits 20-40 minutes from the airport and central Phoenix job centers, and summer is summer. On water, Scottsdale is largely served by municipal supply with SRP and CAP sources; the well-and-haul concerns you read about apply mostly to unincorporated areas outside city limits, like Rio Verde Foothills, not to homes on city water. Verify the water provider on any far-north or county-island parcel before you write an offer.

Old Town versus North Scottsdale comes down to lifestyle. Old Town condos suit second-home and rental-minded buyers who value walkability, though check each building's rental rules first. North Scottsdale suits primary residents who want space, schools, and views, and who accept the drive.
